4.Any tenancy will be subject to an independent Condition Report prior to the commencement of the tenancy, which is verified by both the landlord and tenant.
5.Costs and Fees:
a)Each tenancy will require the first month's rent in advance to be paid by cleared funds at the signing of the Tenancy Agreement.
b)Each property will require a minimum sum equivalent to one month's rent, which is held as a security deposit.
c)The cost of the Condition Report at the commencement of the tenancy is normally split between the landlord and tenant (approx £65-£75 each)
d)The cost of the Reference Report is borne by the tenant (£35 per applicant)
e)The cost of the Tenancy Agreement is borne by the tenant (£175 inc VAT)
6.Once a suitable property has been found, C R Child & Partners will require a holding fee of £210 or £245 depending upon whether it is one or two applicants intending to take out a Tenancy Agreement. The cost of the references is taken from this sum, along with the Tenancy Agreement fee. The Cost of the pre tenancy condition report will be required upon signing the agreement. If references are not satisfactory or if the applicant withdraws from the application, prior to signing the agreement, the application fees paid may not be fully refundable. If a guarantor is required a fee of £60 for the Deed of Guarantee will be charged + £35 for each guarantor's reference check.
7.All rents are collected on the first of each month and are collected by Standing Order. If the tenant moves in midway through a month, the rents are apportioned for that particular month. This is not applicable if we are acting on a tenant - find basis only.
